LOCATION
The San Luis Valley Cattle Ranch is located in the north central portion of southern Colorado’s San Luis Valley, just a few miles southwest of the small town of Moffat, right off Highway 17.  The ranch is located about half way between the towns of Salida and Alamosa.  Both cities are the county seats of their respective neighboring counties to the ranch.  Located approximately a 30-40 minute drive from the ranch, these cities are approx. 6,000-8,000 people in size and offer all necessary amenities.  The ranch is located in Saguache County, which is the seventh largest county in Colorado and one of the least populated counties.  The 120 mile long x 75 mile wide San Luis Valley is farm & ranching country with many large cattle ranches and good agricultural production.  This is the epitome of rural Colorado living, with many miles between towns. 

PROPERTY
The San Luis Valley Cattle Ranch consists of 2,911± deeded acres.  The topography of the Valley is mostly flat, which allows easy access to all parts of the ranch.  The land is covered with various native grasses and various low brushes such as sagebrush, rabbitbrush and greasewood.  The property is used primarily for summer grazing of cattle.  The property is easily accessed off of State Highway 17 from either Hooper or Moffat.  Proceeding west from either town to Road 53 will access the main gate and well. The county road is well-maintained and year-round access is typically not a concern. The ranch is fenced and cross fenced for pasture rotation of the herds.  No hay is currently put up on the ranch, but the opportunity does exist due to abundant water rights.  There are no structures on the ranch.  There are many gates and entrances, making it easy to move or manage herds. There is a set of corrals located in the northwest corner, making it easy to bring in new herds, and move others out. Fencing is in excellent condition.  In this high, clear valley the potential for green energy makes this ranch an excellent platform for such purposes.

RECREATION
The San Luis Valley and surrounding areas are chocked full of things to do and places to recreate.  Proximity to the surrounding mountains provide unlimited hunting, fishing and camping opportunities.  The ranch is in the shadows of some of the tallest and most challenging 14,000+ mountains in the state, such as the Crestone Needle (14,197’), Kit Carson Peak (14,165’) and Humbolt Peak (14,064’). The Great Sand Dunes National Park, located just minutes from the ranch, contain the tallest sand dunes in America.   The nearby geothermal Great Sand Dunes Pool in Hooper is open year-round and very soothing.  These same geothermal features allow for a large-scale alligator and talipia farm in nearby Alamosa.  

WATER RIGHTS
The property has an artesian well approximately 1,980 feet below the surface, adjudicated to 1,800 gallons per minute of adjudicated water. The water is of excellent quality and is enough to irrigate the ranch. There are many smaller stock wells at numerous locations around the ranch, providing multiple locations for animals to drink. Water rights will be conveyed with the purchase of the property.

MINERAL RIGHTS
Seller shall convey any and all mineral rights appurtenant to the property with the purchase of the property.

LEASEBACK OPTION
The Seller has interest in leasing the property back for grazing.
